Questions we are asked most

How much capital do I need to start?

From roughly €50,000 in cash for a leveraged single-family purchase, covering the deposit, closing costs and a reserve. Larger buildings need proportionally more equity.

Can I get a mortgage without US income?

Yes. A DSCR loan is underwritten on the property's rent rather than on your salary or credit file, and is available to non-residents buying through a US entity.

What are the risks?

Property is not risk-free. Vacancy, repairs, interest rates and the euro–dollar exchange rate can all reduce your return, and you can lose money. The example figures we show are illustrative, not a projection of your return. In the webinar we go through how we underwrite each deal, and you can ask anything in the open question round.

Do I need to travel to the United States?

No. Entity formation, banking, financing and closing are all handled remotely. Clients who want to see the market join the quarterly Ohio tour, but it is optional.

How does the financing work?

With a DSCR loan, underwritten on the property's rent rather than your payslip. The maximum loan to value is 75% and the building needs a debt service coverage of at least 1.20×. No personal income or US credit history is required.
